Strata fees often go unpaid because owners sell their properties and do not inform the Strata Manager, or investors simply treat payment of strata fees as a low priority. In any event, unpaid strata fees impact a Strata Manager's ability to deliver essential property improvements for the benefit of all owners.

Recover-e-Solicitors has designed a low cost solution that, in most cases, will assist with the speedy collection of unpaid strata fees. Under State strata legislation property managers' may also recover all additional recovery costs.

Importantly the Recover-e-Solicitors process is designed to maintain a positive relationship between the Manager and the clients.

  1. Step One: Free letter

    Download a free letter which prompts the client to pay the outstanding strata fees or risk the matter being referred to Recover-e-Solicitors. This is printed by the Strata Manager on company letterhead and sent to the property owner.

  2. Step Two: Legal letter

    Cost $25 +GST. Should fees remain outstanding then the Strata Manager may elect to refer the matter to Recover-e-Solicitors. Recover-e-Solicitors will send a legal demand letter on the same day as instructions are received.

  3. Step Three: Field call and legal demand letter

    Cost $100 +GST. In the event that strata fees remain outstanding then the Strata Manager may elect to instruct Recover-e-Solicitors to arrange for a legal demand letter to be sent to the debtor followed immediately by a field agent call to the debtor's premises. The field agent will provide a detailed report of their visit to the premises.

In the event that the debt remains outstanding Recover-e-Solicitors then possess the relevant debtor information and history to effect speedy initiation of legal proceedings should the strata manager elect to pursue the matter in the courts.
